Be Happy TC’s website is easy to navigate and relatively informative. It does a good job of introducing the company. However, it could include more specific information on how they handle each transaction. 

For example, it’s unclear if they offer signature collection services or how many TCs they work with.

In my opinion, when companies don’t tell you their prices, it creates unnecessary suspicion. Are they not telling you the price because they’re more expensive than their competitors? 

Additionally, if I contact them asking for their prices, I’ll end up on their marketing list and receive dozens of unwanted emails. 

Even if they don’t list their prices because costs vary from state to state, they could at least mention a starting price range.

Next, let’s look at the company’s experience and skill sets. 

Overall Experience

The company was founded in 2014, which means they’ve been in business for 10 years. 

Their website lists two additional employees working in transaction coordination. Both staff members appear to have around a decade of experience.

However, unless you are in California, North Carolina, or Texas, you’ll likely be working with a contracted freelance transaction coordinator.

Therefore, there’s no way to know ahead of time how much experience or training the person you’ll be working with has.

Be Happy TC is capable of coordinating transactions in any state. Although they don’t provide the details, if you’re in one of the 3 states they focus on, you’ll likely work with one of their in-house staff members.

Since the company uses contracted TCs in the other 47 states, you’re likely being charged a service fee to work with a TC in your state or even local area. Why wouldn’t you find a local TC and likely save money?

Be Happy TC offers an integrated document-uploading tool. Still, it is unclear whether its website is simply a portal to a third-party document management program or proprietary to Be Happy TC.

It appears that you can’t select a TC of your choice. Assumably, your file will be assigned a TC.

Additionally, their website does not clearly state that you can contact your assigned transaction coordinator directly once your documents are assigned.

We weren’t able to determine whether Be Happy TC has its own proprietary file management software or relies on a third-party system.

Based on the little information we have, Be Happy TC’s software doesn’t seem to be any better than other programs, such as DocuSign or Dotloop.

While they don’t have a live chat function, they offer a telephone number, a generic email, and a Contact Us form. Also, they don’t mention support response times.

Now, if you look at many transaction coordination service providers, you’ll see that some are full-service real estate support companies.

By full-service, I mean they offer the following to support an agent or brokerage:

It’s a significant benefit to be able to work with just one company for all your business needs. This saves time and money and is just more efficient overall.

Unfortunately, Be Happy TC, however, is not a full-service company.

Pros & Cons Summary

Overall, as we start our review summary, Be Happy TC seems like a fine company to work with if you’re in California, North Carolina, or Texas.

The company has 10 years of experience and positive customer reviews. Further, based solely on its website, it appears to be capable and helpful when it comes to transaction coordination. 

Therefore, there seems to be no significant reason not to work with Be Happy TC if you are in the 3 states they primarily service.

However, Be Happy TC really doesn’t explain any significant reason why I should work with them for transaction coordination services.

First, they hide their prices, so it’s hard to tell how they compare to their competition. 

Second, it appears they rely on freelance transaction coordinators for the other 47 states where they provide services. This only reinforces the uncertainty. I’m left asking two basic questions: Who am I really working with, and how much does it cost?

Further, I can’t tell what document management system they rely on or if I can communicate directly with my TC concerning questions about my file. 

Finally, they don’t explain their listing preparation service or offer any real estate marketing tools or solutions. This means I’ll need to work with more than one vendor.

Let’s finalize our review and offer our verdict on whether Be Happy TC transaction coordination services are worth working with.

Our Verdict – Is Be Happy TC Worth It?

Based on our findings, I don’t know if I’ll be happy working with Be Happy TC.  

Even after a close look, I don’t know their prices, who my TC would be, or precisely what their process includes and involves. 

That sort of ambiguity makes me hesitant to recommend working with them for transaction management. Do I want to trust my real estate sales and clients to a mystery?

There’s no shortage of transaction coordination companies that better explain their pricing and services. Further, many companies offer more services. 

Therefore, I advise looking at other transaction coordination providers besides Be Happy TC.
